  • We provide full architectural services for residential new build, extensions, renovations, refurbishments. We also provide design, project and construction management services for commercial clients including entrepreneurs and established businesses, on bricks-and-mortar retail, hospitality, restaurant, and gallery spaces.

    Polysmiths offers a wide range of services related to designing and managing building projects, from initial concept to construction completion. These services include design and planning, obtaining planning permission, project cost strategy, managing contracts, and providing technical support.

  • A residential extension, simply put, is an addition to an existing house that increases its usable living space. It can include a rear extension into garden spaces, basement extension, side extension, or loft extension. These can be designed under Permitted Development Rights, or through a full planning application for a bespoke solution.

  • We have experience working across London boroughs including Camden, Islington, Kensington and Chelsea, Hackney, Lambeth, Waltham Forest, Westminster, and Southwark. We are familiar with planning requirements for Listed Buildings and homes in Conservation Areas.

  • Construction costs for residential projects vary depending on the scope of works, level of finish, and location. As a guide, for a single-storey extension, expect to pay between £2,500 and £4,000 per square meter in London, and £1,700 to £2,500 per square meter elsewhere in the UK.

  • Working with an architect involves a collaborative process, starting with initial consultations to finalise designs, secure planning approvals, and oversee construction. The architect acts as a guide, helping you navigate various stages of your project, from initial planning to completion

    At Polysmiths, we deliver projects in accordance with the RIBA Plan of Work. This includes Briefing, Concept and Schematic design, Planning and Building Control submissions, technical design, cost strategy, Contractor tendering, and construction through to completion.
