1. BRIEFING - A tailored problem solving?

We are a full-service architectural design practice. We work on projects from concept design, planning, through to construction and completion.

The first stage involves a briefing process with the client, understand what the needs are, and why. Building processes are often complex, and energy consuming, it is in our view that there is little point undertaking it if the project does not solve problems.

2. schematic design - personalized client solution?

We summerise our process into a series of divergent and convergent thinking, in order to seek the best opportunities and outcome for our clients, for society, and for posterity.

Divergent thinking (GENERATIVE): We begin our project through inquiry, to understand our client and their business, as well as to arrive at the right problems the project ought to solve. An iterative process follows, exhausting all possible solutions through diagraming, 3D and physical modelling, optioning. Client presentations, specialists consultations, expert input are part of this process.

Convergent thinking (REDUCTIVE): Once a vision and strategy for the project is formulated, we deliver our project methodically, with patience and perseverance. Risks, cost, programme, and quality will be adequately balanced to the client’s brief and aspirations, for an outcome that will satisfy all stakeholders involved, as well as for society and for posterity.

 

3. STATUTORY APPROVALS & COSTING - listed buildings? conservation areas?

Planning and building control approvals are often an essential part of the design and approval process prior to construction. We are experienced in London’s Listed Buildings, and worked in various London Conservation Areas.

Sometimes this process will involve Heritage Consultant, Structural Engineers, Quantity Surveyor, Groundworks Surveyor, Party Wall Surveyors, and of course, the neighbours within the community where the project impacts on and influences. We assist our client in managing these stages so the process is smooth.

We also assist our client in de-risking on the project by having higher level of certainty on cost.

4. Detailed design & construction - technical packages?

Technical Packages should be viewed as a clear ‘manual’ for a competent contractor, so as to reduce risks and uncertainties on cost, quality, and time. It also reduces health & safety risks on site. We work closely with the main contractor to develop detailed design that can be delivered to the quality expected by the client.

Other than drawings, schedules of works, materials, and fixtures can also be put together, to ensure a level of cost certainty that aligns with the client’s goals.

We often act as Client’s representative and Contract Administrator on building contracts, and we are equipped to advice on JCT and RIBA domestic works contracts.

5. PRACTICAL COMPLETION & FEEDBACK - HOW CAN WE IMPROVE?

Most of our clients inevitably became our friends, as we have worked closely with them over months, sometimes years, listening and understanding their concerns about their homes and businesses, and helping them problem solve.

We often assist on overseeing defect remedy, documentation of the completed project. We are also eager to hear feedback from our clients on ways we can improve our design, service, and problem-solving capabilities.
